A Downsizing Plan That Starts With Your Daily Life

Downsizing works best when the next home makes everyday life easier. Square footage is only one part of that decision. Before touring, write down what you want a normal week to feel like.

Choose the functions you need

Consider stairs, parking, storage, outdoor space, room for guests and access to the places you regularly visit. A smaller home with the right layout may work better than a larger home that creates maintenance you no longer want.

Compare total ownership costs

Include financing, property taxes, insurance, HOA dues where applicable and maintenance. A smaller purchase price does not automatically mean every monthly expense will be lower. Ask qualified advisers about tax and estate questions before relying on an assumed benefit.

Give belongings their own schedule

Start with documents and meaningful items, then work through furniture and everyday possessions. Separate what moves with you from what will be gifted, sold, donated or removed. Leave enough time to make those decisions without an approaching escrow deadline.

Coordinate the move

Work backward from your preferred relocation date and consider how long preparation, sale, purchase and moving might take. Include a temporary housing option if the transactions cannot line up.

Common question

Should I find the next home first? That depends on financing, available inventory and your comfort with overlap.
