How to Plan a San Diego Move Before You List Your Home
The first decision in a move should be how the whole move works. Start with your estimated sale proceeds, the cost of the next home and the date you need to relocate. A strong offer on your current property is useful only if the rest of the plan works for you.
Build the numbers first
Ask for a seller net estimate that includes your loan payoff, agreed selling expenses and potential preparation costs. Then have your lender assess purchasing power using the amount you can actually put into the next transaction. Equity and cash available today are different things.
Compare the sequence
Selling first may make the next purchase easier to fund, but could create a need for temporary housing. Buying first may reduce moving pressure, but requires approval for financing and enough reserves to carry both homes. A contingent purchase is another possibility when the parties agree to the terms.
Give the plan a backup
Decide what happens if your buyer is delayed, your preferred home sells or the appraisal changes your financing. Agree on the dates and costs before they become urgent.
Common question
Can I buy and sell on the same day? Sometimes, but funding and recording dependencies make a backup plan valuable.
